Class Q Planning Permission Granted – Hill Top Farm, Longford

We're pleased to share that full planning permission has been granted for four new dwellings at Hill Top Farm, Longford Lane, near Ashbourne.


The site previously secured Class Q prior approval for the conversion of an agricultural building into one detached and three terraced homes. This existing approval provided a strong fall-back position — a material planning consideration that supported the case for a redesigned full application.


The new scheme re-imagines the development with improved design quality, orientation, and integration with surrounding properties. While maintaining the agricultural form, the redesign proposes one detached and three terraced two-storey homes, finished in fibrous cement cladding, black metal windows with standing seam roofs. A shared courtyard will provide dedicated parking.


A pre-application submission to Derbyshire Dales District Council confirmed broad support for the revised approach, with positive feedback on scale, appearance, and cladding. This is one of a series of recent projects where using the pre-app process has led to a successful outcome — reinforcing its value when pursuing schemes involving Class Q sites.
