Planning permission has been granted for the redevelopment of a neglected and outdated property in Burnaston, Derby. This project will transform a run-down home into a modern, contemporary dwelling, breathing new life into the site while respecting its traditional roots.


The property, located on Main Street, Burnaston, currently comprises a two-storey detached dwelling with an integral garage, surrounded by gardens. The existing home features a mix of influences, including brick, white render, stone, concrete tiles, and double-glazed uPVC windows. However, the property is long overdue for a comprehensive update to meet today’s standards of design, comfort, and energy efficiency.


The redevelopment will transform the site into a five-bedroom home, blending traditional architectural forms with modern details and finishes. The design maximises the potential of the plot, creating a home that is both functional and visually striking.


The property is set on a 600sqm plot, with a proposed dwelling footprint (including the garage) of 344sqm. A courtyard patio will be introduced at the rear, optimising views over the surrounding countryside.

The approved design features two 2.5-storey pitched-roof structures, complemented by a single-storey flat-roof rear extension, a sunroom and garages.


The standout elements include two front gables with a glazed apex entrance and a dramatic three-storey void, creating a striking focal point.


The northern rear elevation boasts an open-plan kitchen and dining area, seamlessly connected to the expansive rear courtyard patio and garden through full-height glazing and sliding doors, promoting natural light, cross-ventilation, and a strong indoor-outdoor flow.


Innovative design highlights include a bold projecting gable extending over the open-plan living area, extensive ground-floor glazing that creates a "floating" effect for the upper floors, and private balconies for added seclusion.


The approved design not only revitalises the property but also re-imagines it as a home for modern living. The careful integration of traditional forms with contemporary materials and features ensures a timeless aesthetic that complements the surrounding area while meeting the functional needs of a modern family.
